What we do
What MJM Mech Services does in Perth
We are a mechanical services contractor working across the Perth metropolitan area. Our work covers air conditioning installation, breakdown repairs, scheduled servicing and mechanical ventilation, for both residential and commercial buildings.
On the domestic side that means split systems, ducted reverse cycle and evaporative units in homes from Yanchep down to Mandurah. On the commercial side it means cassette and ceiling systems in offices and tenancies, plant servicing across managed property portfolios, and mechanical works on new builds and fitouts.
We hold ARC Authorisation AU43709, which is the licence required in Australia to handle refrigerant. Any contractor quoting on air conditioning work should be able to give you their number when you ask.
We also travel beyond the metro boundary. Where most Perth contractors stop at the outer suburbs, we service the Wheatbelt and the Perth to Kalgoorlie corridor.
Services
Air conditioning services across Perth
Split systems, ducted reverse cycle and multi head installs. We size the system on site, check roof and wall access before quoting, and set the unit up so it runs efficiently rather than just running.
Systems that will not cool, leak water inside, trip the switchboard or run without reaching temperature. We diagnose the fault first and tell you whether repair or replacement is the better spend.
When a system drops out mid summer, or a commercial unit fails during trading hours. We attend, get it running where we can, and give you a straight answer on the parts and the timeframe where we cannot.
Filter and coil cleaning, refrigerant and electrical checks, drain clearing and performance testing. The work that stops a February breakdown from happening in the first place.
Offices, tenancies, childcare centres and managed property portfolios. We coordinate access, work around trading hours and report back to whoever signs off the invoice.
Mechanical services for builders and fitout contractors, from ductwork and ventilation through to commissioning. We work to the program rather than holding up the trades behind us.
Local conditions
What Perth conditions mean for your system
Perth asks more of an air conditioner than most Australian capitals. Long dry summers with a run of days over 35 degrees, then a mild wet winter where the same unit has to heat. How your system copes depends heavily on the building it sits in.
Double brick and ducted retrofits
Most established Perth homes are double brick on a concrete slab. There is no wall cavity to run refrigerant lines through, and often limited roof space above a low pitched tiled roof.
Retrofitting ducted into an existing double brick home is a different job to running it through a new frame build, and the quote should reflect that. We assess roof access before pricing, not after.
Coastal salt corrosion
Outdoor condenser units within a few kilometres of the coast take on salt laden air year round. Coil corrosion shortens the life of a standard unit noticeably in coastal suburbs from Mandurah through to Yanchep.
If you are near the water, coil coating and a rinse down as part of annual servicing pay for themselves.
February peak load
Breakdowns cluster in February, when a run of hot days makes an undersized or unserviced unit fail under sustained load. Demand across Perth roughly doubles in February and again in October.
Booking a service in September rather than February is the difference between a scheduled visit and a wait.
Reverse cycle or evaporative
Evaporative cooling still works well in Perth’s dry heat and runs cheaply, but it does nothing in winter and struggles when humidity climbs during a north west cloud band. Reverse cycle handles both seasons from one system.
Which is right depends on your home, your roof, and whether you want one system or two. We will tell you which suits the property rather than which suits us.
Diagnostics
Common problems we see in Perth homes and businesses
If your system is doing one of these, here is what it usually means.
Running but not cooling
Usually a low refrigerant charge, a blocked filter or a failing compressor. Check and clean the filter first, then call.
Water dripping inside
A blocked condensate drain, common after a dusty summer. Left alone it damages plaster and cabinetry.
Tripping the switchboard
A short in the unit, or a circuit carrying more than it should. Stop using the system until it has been inspected.
Weak airflow from ducted outlets
Often a collapsed or disconnected flexible duct in the roof space, or a zone motor that has failed.
Musty smell on start up
Microbial growth on the evaporator coil. In a childcare or office setting that is a health issue, not just an odour.
Running constantly, never reaching temperature
Frequently an undersized system for the room, made worse by west facing glass and poor ceiling insulation.
Commercial
Commercial, strata and property management HVAC
A commercial system fails differently to a domestic one. It fails in front of tenants, customers or a room of children, and the person who has to fix it is usually not the person who owns it.
We work with property managers, strata managers, childcare centres and builders on new build projects. That means dealing with access approvals, working around trading hours, reporting back to the party who signs off the invoice, and keeping records that hold up when a tenant asks why the unit failed twice in a season.
Typical commercial work includes:
- Cassette and ceiling systems in offices and tenancies
- Ventilation and mechanical services for fitouts
- Scheduled servicing across a portfolio of managed properties
- Breakdown attendance where a system supports occupancy compliance
- New build mechanical works, coordinated to the builder’s program

Prompt, quick turn around with the quote and completing work. Friendly, meticulous with the work. Very impressed and would highly recommend! Just recently had them back to clean two older split systems. They did an immaculate job and they have never worked better, especially, after the recent cold nights and mornings. Gentlemen cleaned up thoroughly afterwards. We would recommend to family and friends.Posted on Google![]()

Murdoch‘s team have helped us on short notice once before, but our experience this time was outstanding. He was able to fit us in between clients on short notice on an already busy day. He was able to advise us on a path forward with a difficult aircon install to work around time sensitive major renovations. The result was better than we had originally hoped for and under budget. It’s worth mentioning that I don’t know Murdoch personally but we will certainly be calling on him and his team if we need assistance with our air cons again. Thanks legend, you made our day!Posted on Google![]()

I highly recommend MJM Mech Services. I have had two very recent opportunities to work with MJM Mech Services, One to replace my domestic air conditioner and the other opportunity was servicing and carrying out repairs on our commercial property air conditioner.Posted on Google![]()

I recently had a Ducted AC system installed and a Evaporative Unit decommissioned and removed by Murdoch and his team from MJM Mech Services. This also included the replacement for the roof sheets where the Evaporative was once mounted. I am glad to say that I made the correct choice by using Murdoch and his Team. They were professional, meticulous, well prepared, friendly and engaging throughout the whole installation. Murdoch and his team made time to answer all my doubts and queries. They completed the entire scope with care and cleaned up when they were done. I recommend and endorse their good work. Well done Murdoch to you and your team; a Big Thank you. Homes and commercial
The same team handles a split system in a house and a plant room in a managed building. You are not handed between specialists.
You deal with the technician
The person who quotes the job is the person who does it. Nothing gets lost between a call centre and a van.
We go past the metro line
Wheatbelt and Goldfields properties get the same service as a job in Subiaco. Most Perth contractors will not make the trip.
